If you’re planning on buying a home in California, or elsewhere in the United States, an inspection contingency is one of the most important things you can use to ensure that you are able to have further negotiations with the homeowner if repairs or improvements need to be done to the home before you purchase it

In Orange County, and across California, homeowners have 17 days to conduct an inspection contingency on a home, while in other states the buyer usually has up to seven days to have their inspection contingency completed.

What Will Home Inspectors Check?

During a home inspection an inspector will typically check the interior and exterior of a home including the plumbing, electrical, ventilation and other finished aspects of the home.

Home inspections typically last about one 1 to 2 hours and once completed the home inspector will issue a report to you which will detail any issues they may have found during the home inspection.

How to Respond To the Home Inspection Report

After receiving the home inspection report you have the right as a home buyer to either approve the home inspection report so the deal will move forward fast, disapprove it, request more time for extra inspections, or request that the homeowner make repairs to the property.

Sellers should also make sure that their listing agent encourages the buyer’s agent and their client to complete the inspection contingency which will also include a complete home inspection and termite inspection, so the sale of the home can close.
