Should You Renovate Your Home To Sell For Top Dollar? - Fridays with Fred
Should You Renovate Your Home?
One of the top questions that we’ve been asked by our clients over the years is “should I renovate my home before selling it?” and our answer to this question is always, it depends.
While some Realtors® may tell their clients yes, to renovation, we do things differently at the Fred Sed Group and like to take each home on a case-by-case basis.
Before listing a client’s home for sale, we will do a complete walk-through of the property and identify what a buyer in the area where the home is located is going to want to see in that particular property.
This approach always works because obviously buyers who are searching for homes for sale along the coast are going to be looking for different things in a home compared to buyers who are searching for homes for sale inland.
How We Invest Time With Our Clients Before Listing Their Homes
During the process of walking through a home before listing it, we may recommend a variety of different things.
For example, some homes may need minor touch-ups or minor declutter and a deep cleaning. For other homes we may recommend more in-depth renovations like changing the flooring, replacing the carpet, painting the home, or improving the landscaping.
How Much Should A Homeowner Spend When Renovating Their Home?
In the past we’ve recommended that some of our clients invest $10,000, $15,000 or more in their homes before listing them. Ultimately it all depends on the current condition of the home and what we’ve determined buyers are searching for in the area of southern California where the home is located.
Our recommendations really are done on a case by case basis. The goal when evaluating a property is to review its current condition then provide the homeowner with a comprehensive plan to follow that will help them to get their home in market-ready condition, ready to sell for top dollar.
