How to Prepare Your Home for Stunning Listing Photos (That Actually Help It Sell)

When it comes to selling your home, first impressions matter—and in today’s digital world, that first impression almost always happens online. Your listing photos will be the hook that draws potential buyers in (or not), so it’s critical to make them count. Here’s a practical, room-by-room guide to help you prep your home for a professional photo shoot that highlights its best features.

1. General Tips for the Entire Home

  • Declutter ruthlessly. Less is more. Clear countertops, shelves, and surfaces of excess items. Store away personal photos, papers, and anything that distracts from the home itself.

  • Clean like a pro. A spotless home photographs better. Dust, mop, wipe down surfaces, and make sure windows are clean inside and out.

  • Let the light in. Open blinds and curtains to maximize natural light. Replace any dim or burned-out bulbs with daylight-temperature bulbs (around 5000K).

  • Hide cords, remotes, and pet items. Tuck away anything that interrupts the clean lines of a space—chargers, trash bins, and pet beds should all be out of sight.

  • Stage thoughtfully. Add a vase of fresh flowers or a bowl of lemons for a pop of color. Use throw pillows and neutral blankets to make rooms feel cozy but uncluttered.

2. Living Room

  • Arrange furniture to create open, walkable space.

  • Remove any oversized or excess furniture that makes the room feel cramped.

  • Hide TV remotes, game consoles, and wires.

  • Light the fireplace if it’s in season—buyers love cozy vibes.

3. Kitchen

  • Clear all countertops of appliances, dishes, and clutter.

  • Leave out one or two tasteful items like a cookbook stand or a bowl of fruit.

  • Remove magnets and notes from the fridge.

  • Make sure the sink is empty and clean.

4. Dining Area

  • Set the table with neutral place settings if desired, but keep it simple.

  • Center the light fixture over the table and adjust chairs neatly.

  • Add a small floral arrangement or centerpiece for polish.

5. Bedrooms

  • Make the beds like you would in a hotel—smooth bedding, fluffed pillows, no wrinkles.

  • Hide personal items like laundry baskets, phone chargers, or bedside clutter.

  • Clear off dressers and nightstands, leaving just one or two styled items.

6. Bathrooms

  • Hide all toiletries—yes, all of them!

  • Close toilet lids and remove rugs, if possible, to show off clean floors.

  • Fold towels neatly or replace with fresh, white towels.

  • Clean mirrors and fixtures until they sparkle.

7. Exterior

  • Mow the lawn, trim bushes, and sweep walkways.

  • Remove any visible trash cans, hoses, or clutter.

  • Stage the patio or porch with clean furniture and maybe a plant or two.

  • Make sure the driveway is clear—no cars in the photos!

Bonus Tip: Plan to Be Gone During the Shoot

The best way to keep your home photo-ready is to not be in it during the session. This allows the photographer to move freely and ensures your home stays in perfect shape throughout the shoot.

Final Thoughts
Think of your listing photos as your home’s audition—they need to showcase your property in its best light, both literally and figuratively. With a bit of planning and effort, you can help potential buyers fall in love with your home before they even step inside.
