What to Do If Your Home Has Evidence of a Water Leak 

Are you planning on selling your Southern California home? If so, it’s possible that you may find out during the process of getting your home ready for sale that it has a water leak.

Leaks can occur in any home across Southern California, especially in two-story homes, because the water from that leak is going to pool and it will eventually be hard to miss when you are on the first floor of the home.

Deal with Water Leaks Immediately

From the minute that you spot a potential water leak in your home, it’s best to deal with that leak immediately. 

If left untreated, the water leak can eventually encourage the growth of mold and depending on the temperature inside your home, mold can germanite within 24-48 hours.

What happens if there is evidence of mold in your home? You will need to contact a mold remediation contractor to remove it. Most companies charge anywhere from $15 to $31 per square foot so if the mold problem has been left untreated for any length of time it can cost $1,500 to $6,000 (or more) to remove.

What to Do If You Spot A Water Leak While Buying A Home

If you’re planning on buying a home in Southern California and spot evidence of a water leak, a home inspector will use an infrared system that will determine if there is evidence of condensation or a water moisture level that they can look at.

Let’s say that the home inspector is able to spot evidence of an active leak, in this case, you can ask the homeowner to fix the leak, cut out the affected drywall, then replace it because you don’t want to leave that piece of drywall up especially if there’s evidence of mold growth.
