Seven days before your open house, you should invite brokers in the area to see your home. This step is also called a “broker preview” and is an excellent opportunity for homeowners to get great feedback on how they should prepare their home for the open house.

At least three days before the open house, the home should be cleaned from top to bottom, including the windows to the home because most buyer will react positively to a home that’s clean and has been well maintained. Once the home has been cleaned, the homeowner should do the following:
- Remove any item that’s not for sale – This may seem like a hassle but, buyers can be picky and demand things like the furniture thrown into the sale even though the homeowner didn’t intend on selling those items.
- Send pets on a holiday – Before the first open house all pets in the home should be sent to a trusted friend or relatives home. Removing the pets will eliminate any pesky pet smells and make buyers who might not like pets feel confident that the home has been well maintained.
- Stage the home – One of the most effective ways to prepare for an open house is to stage each room in the home. This step includes removing clutter and simplifying each room so it will look bigger to the potential buyer than it actually is.
Best Time For Open House? Most top realtors will tell you that Sunday afternoon is one of the best times for having an open house. Open houses should typically last only for a couple hours but some realtors will keep the open house going for up to four hours between 1:00pm to 5:00pm.
