Over the years we’ve been asked a lot of questions by our clients and one of the most common is if we work with expired or canceled listings? The answer to this question is yes.

In this article we will explain our process for working with expired listings just so you know what to expect if you have an expired listing and are searching for the right Real Estate agent to list your property.

What Are Expired Listings?

Before going into our process for working with expired listings, let’s talk about what expired listings are. 

An expired or canceled listing is a home that was on the market and for whatever reason it didn’t sell. With this type of listing, the seller’s contract with their former listing agent has also “expired” and they are free to approach another agent to list their home.

Expired listings are different than withdrawn listings because a withdrawn listing means that the buyer’s contract with their listing agent is still technically active and they are not free to choose another agent to list their house.

During our initial conversations with an owner who is trying to sell their expired listing, our first goal is to find out what went wrong with their listing the last time.

Some of the questions that we ask include:

  • Was the home priced too high?

  • Were poor quality pictures of the home posted with the listing?

  • Did the home have too much clutter?

  • How did the home look from a buyer’s standpoint? Was it not attractive enough?

Once we analyze the property from top to bottom, including reviewing what marketing was done the last time, we will then come up with a plan for what we’re going to do differently for the owner when we list their home.
