Do I Have To Make Structural Repairs Before Selling My Home? | Fridays with Fred
One of the top questions we’ve received from homeowners over the years is “do I have to make structural repairs to my home before selling?” and the answer to this question is both yes and no.
Why You Should Make the Repairs
If your goal as a homeowner is to sell your home for the most money then yes, you should make the repairs to your home.
Before saying yes to making repairs to your home before selling it you should hire a contractor or professional to inspect the area of your home that needs work because they will give you an estimate on the work which needs to be done.
It’s also important to get the work done on your home since buyers are going to insist on a home inspection anyway and eliminating the potential “drawbacks” of your home will make it easier for the buyer to focus on all of the positive points that your home has to offer them.
Fixing your home now also means that you will avoid having to pay any credits back to the home buyer for problems which may have been identified during the home inspection and you will also be boosting the “perceived value” of your home by resolving problems before listing it.
Why You Should Leave Your Home “As Is”
If the cost of the repairs outweigh the return you would get when selling your home then it might be better to sell your home as is.
In Real Estate we always want to present the best version of our client’s homes possible but, it’s also important to remember that buyers are only willing to pay what a home is really worth so it may ultimately be more beneficial for you to sell your home and move on.
