A smelly home can easily turn off a potential home buyer, regardless if it’s a home with “great bones” that can be remodeled and present a potential home buyer with a great “blank canvas” for them to remodel and create their own dream home. Don’t Overprice and Lose Potential Buyers
Once the home has been cleaned, and completely prepared for sale, the goal should be to sell the home so that it’s priced to sell. If it’s a “plain home”, that needs a little remodeling, it may be difficult to sell it for the same price as surrounding homes. However, the goal should be to sell it for as close to the price of recently sold comparable homes as possible. This will create a positive mental image of value in the mind of the buyer and even create a bidding war, which can result in multiple offers for the homeowner.
