If you ask a typical home buyer in Orange County or across the United States they will tell you exactly what they are looking for in a home.
Some of the most common things that home buyers are looking for are: 3 bedrooms, 2 bathrooms, backyard, front yard or an updated kitchen. But what about the other “hidden gems” that a home buyer should be looking for?
In today’s post were going to cover the real “hidden gems” from a recent ActiveRain Real Estate survey so that you can be on the lookout for more in a home.
Uncovering Hidden Gems
According to a recent survey of 1,500 Real Estate Agents by ActiveRain.com 69% of Realtors surveyed stated that a home with amazing views was one of the hidden gems that home buyers should be searching for but what about other uncommon hidden gems?
Neighborhood Quality – 69% of Realtors surveyed felt that a quality neighborhood was on top of their lists.
Great Schools – 66% felt that great schools was also on the top of their lists that home buyers should be searching for.
New Roof – The last of the top hidden gems that most Realtors (66%) was a home with a new roof. This is one aspect that many buyers overlook, but if you will have to replace the roof soon, it can cost tens of thousands of dollars.
An interesting thing to point out from the ActiveRain survey was that while most Realtors felt that things like granite counter tops (39% agree) were a hidden gem in a home, others rated the elements of a home that would improve the homeowners lifestyle higher than other things.
Green Space – 50% of survey respondents agreed that having a home that backed up to a green space was an important aspect to add to the top of the list of a buyer.
Outside Living Space – 48% agreed that having an outside living space was important. After all… If you’re going to have great weather in Orange County, why not be able to enjoy it?
Large Yard – 30% of Realtors also agreed that having a large yard was important because a large yard will ultimately help improve the quality of life. While a premium here, if you can afford a bigger yard in your new home, it’s something that will definitely add a lot of value to your home not only while you’re living there, but once you want to sell it as well.
