How to Stage a Home in Orange County

In Orange County Real Estate one of the most important parts of selling a home is staging the home for sale. But sadly, many Realtors are not as good as staging a home for sale as they are at selling homes. As a result, their listings often sit on the Real Estate market for longer than necessary, and ultimately lose the homeowner money. In today’s market, buyers are very visual with tools like Zillow, Pinterest, & Instagram for buyers to get good visual ideas of what the property looks like before they even schedule a showing.

Home staging doesn’t have to be a problem. In this post were going to cover the top home staging tips that will ultimately make the life of the Realtor and homeowner easier.

    It’s all about the Furniture

The first “key to success” when selling an Orange County home is deciding if the furniture should stay in the home or be sold with the home in a package deal. Furniture can either help or hurt the home sale, depending upon the condition of the furniture.

For furniture that’s old, and should have been gotten rid of years ago, the homeowner and Realtor often agree on removing all of the old furniture from the home and then renting new furniture. New furniture will “breathe new life” into the home and make it easier for a potential home buyer see themselves living there and offer a modern update to the home while not breaking the bank.

    Don’t Leave Empty Spaces

For bigger homes it’s important to use up all of the space in the home and make it livable for a potential home buyer who might be interested in buying the home. Usable space can be something as simple as grouping two chairs together between a coffee table to setting up workout gear outside to create a usable workout area. This doesn’t mean that the home should look cluttered though. Often, open spaces can present a great visual affect for buyers, so use space wisely.

Use Flat Screen TV’s As Art

Last of all; don’t be afraid to use the flat screen TV in a home as artwork by hanging it over a mantel or by mounting it in a bedroom.

Once the flat screen is mounted, a DVD of peaceful images with light music could be played to further enhance the mood of the room and make it more appealing to potential home buyers.
