The first way that you can answer the question “How do I find my home value?” is to do some research online using websites like: Realtor.com, Trulia.com and Zillow.com since with each website you will be able to easily find out what other comparable homes in your area may be currently selling for, or have sold for recently, then determine what is the actual value of your home based on your own comparable research.
Although using free, online websites like Zillow is easy to do for determining a home’s value, these websites are not always accurate because their data isn’t updated as frequently as it could be and many brokers no longer show their listings on these sites. That’s why it’s important for you to proceed with caution when it comes to the online resource that you use.
Ask a Realtor
Asking a Realtor is the easiest way for you to accurately check your home’s value. A Realtor will have access to the Multiple Listing Service (MLS) and then be able to give you an accurate valuation based on their research using the MLS as well as doing a comprehensive comparable analysis of other homes that have sold recently in your area including current home values.
How Realtors Do Comparable Research
A typical Realtor in Orange County,will look for three (3) or more homes in your neighborhood that sold recently (within the last 6-12 months) that have similar square footage, rooms and features as your home including a pool, spa, 3 car garage or other unique aspects that might justify you increasing the asking price for your home.
