    Are city inspections required during escrow? Yes, some cities in Southern California do require city inspections during the escrow process.

    As of 2017 LA County is the dominant area of Southern California that requires a city inspection during the escrow process while Orange County rarely requires it.

    Regardless of where the home is located, if a city inspection is required this can often add more cost to the home sale if the city finds work that needs to be done in the home.

    What Happens If You Need a City Inspection?

    Before buying a home in LA County or Orange County you should first verify if a city inspection will be required because, if there’s going to be a mandatory city inspection you should make sure that your original offer says the seller will take care of and pay for any issues that arise as part of the inspection.

    Doing this will potentially save you thousands of dollars in repair costs, ensure that the repairs are paid for, and the city inspection certification is signed off without you having to spend thousands of dollars more for a home than you expected.

    Why Does LA County Require a Pre-Sale Inspection?

    If you’re buying a home in LA County you may be wondering why they require a pre-sale inspection.

    This is a great question to have and the answer is because LA County has retrofit requirements for homes which include some of the following:

    Toilets – Must be “ultra-low flush” toilets that use 1.6 gallons per flush.

    Showerheads – All shower heads in the home must also be low flow and use just 2.5 gal per minute.

    Smoke Detectors – If you’re buying a single-family home it must have battery operated smoke detectors while condos, apartments or duplexes must have a hard-wired smoke detector with a battery backup.

    Water heater – The water heater must have two (2) straps.

    Sliding Door Glazing – Homes with sliding glass doors must have impact glazing
