5 Common Real Estate Myths debunked

As long time Southern California Realtors® we’ve heard many Real Estate myths over the years that have stopped buyers from buying or selling homes.

In this post we will debunk the top 5 Real Estate Myths we’ve heard over the years so you can have confidence in the Real Estate market again if you plan on buying or selling a home.

Myth #1 – All Realtors® Are Alike  5 Common Real Estate Myths debunked

Sadly, one of the most common myths that we’ve heard over the years is the myth that all Real Estate agents are alike.

This is incorrect because every Real Estate agent has a different level of experience than other agents including different traits and skills so it’s not truthful for someone to encourage you to choose just any Realtor® if you plan on buying or selling a home.

Before choosing an agent make sure you take the time to thoroughly research their experience, references and skills to make sure that they would be the right Real Estate Agent for your needs.

Myth #2 – You Can Overprice Your Home

Another myth that many sellers have fallen for over the years is that they can overprice their homes because there will always be at least one buyer out there who will want to buy it.

Buyers in this day and age are more technologically adept than they were just 10 years ago so it’s not advisable to overprice your home because a smart buyer will know within minutes what your home is really worth and an overpriced home can be the “kiss of death” because your overpriced home could sit on the market for months.

Myth #3 – Realtors Make Tons of Cash

Although the general consensus is that Realtor’s® make lots of money because many agents earn 6% commission on the sale of a home the reality is that most agents actually earn 3% commission or less because they will in many deals split their commission with another agent then pay their expenses which include overhead, broker splits, and vendors that help sell your home.

Myth #4 – Zillow Can Sell My Home

With the popularity of Zillow, many home buyers do start their home search there. However, the fact is that most people do not find their home on Zillow. Think of Zillow like Pinterest. You can get some ideas, but unless a professional helps guide you through the process it might not turn out like it’s supposed to. The truth is that 90% of home buyers use a professional Realtor to find their home. We have the knowledge and experience to help guide you through the buying experience and many of the obstacles that can get in the way from a smooth sale.

Myth #5 – A Home Doesn’t Need To Be Staged To Sell

Last of all, but most important, another common myth in the Real Estate market is that a home doesn’t need to be staged before it’s listed for sale.

You want to stage your home before selling it because this helps you to present your home in the best possible light and gives you time to remove clutter so your home will be the ideal property that buyers are searching for.
